Operations Manager

This is a unique opportunity for the successful candidate to stamp their personality on one of Birmingham's most significant regeneration projects.

Working alongside the other Operations Manager, to provide 24/7 support, you will have regular interaction with the tenants and oversee the day-to-day work of the services contractors, and a wide range of internal and external stakeholders. You will also work closely with the external property management company for the site.

You will be responsible for:
- Working with the Business Manager to propose and develop the scope of work, timescales, and delivery of SHE documentation, communications and products.
- Producing risk assessments, safe systems of work, and policies and carrying out audits and inspections on varying workplaces and situations.
- Undertaking accident/incident support including investigation, report production, lessons learnt information and trend analysis.
- Devise and deliver safety, health and environmental-based awareness training and communications to clients, colleagues and business connections.
- Responsible for the day-to-day management of the site including the effective and timely delivery of all services to the tenants on or within the service delivery budget. Work with security and other service contractors to maintain cleanliness, security, and minimise general waste.
- Proactively communicate between the Property Management Company, their contractors and the tenants about market-related matters to maintain an environment of continuous improvement.
- Ensuring that tenants operate within the instructions detailed in the tenant handbook and implement all new policies and procedures as directed by the General Manager.
- Support the General Manager, and the council, so that tenants operate within the terms of their leases.
- Managing the site access and traffic flows in and around the site and supervising site access policies, working with the security team.
- Oversee and regularly review the emergency procedures, to operate effective and practical procedures, liaising with outside bodies (e.g. Fire Service) as required.
- Responsible for all stakeholders who are active on site so their actions conform to all relevant Health and Safety regulations, Food Safety and Hygiene standards and tenants operate within the scope of the Tenants Handbook.
- Engage with, monitor and manage the performance of the property management company who are contracted to deliver the property management services that the Wholesale Market depends on to operate effectively and within regulatory guidelines and within budget.
- Hold regular meetings with service contractors regarding the operation of the site, and have a clear understanding of all contracts entered.
- Provide timely and detailed information via reporting process and directly to the General Manager for inclusion in the General Manager's monthly board report.
- Develop with the General Manager an analysis of risks facing the business and record them in the Risk Register. Update the Risk Register on a daily basis with any newly identified risks and agree and implement an action plan to resolve any issue identified and recommend preventative action. On a monthly basis review the risk register.
- Working closely with the tenants and their contractors over any fit-out/alteration work.
- The Operations Manager will play a key role in ensuring the agreed H&S and Access to market regulations and protocols are enforced during and after fit-out completion.
- Ensure activities support the commitment to minimise its impact on the environment and decisions relating to the operation of the site are sustainability aware.

To be successful, you will need:
- A minimum health & safety qualification of IOSH Managing Safely.
- Experience in FM / operations management in a busy 24/7 environment such as logistics.
- A willingness to work shift patterns including day and night shifts.
- Thorough knowledge of health and safety legislation and best practice.

Hours: An alternating shift pattern with the existing Operations Manager; 12:00 am to 8:30 am and 8.00 am to 4.30 pm (to be confirmed on employment)
